Wilbys have a significant and variable portfolio of commercial and industrial property which they manage on behalf of retained clients.

Our services include :-

  • Demand and collection of rents insurance rents service charges and outgoings on a quarterly or monthly basis as required.

  • Settlement of invoices on the landlord’s behalf out of rental monies received.

  • Preparation and certification of service charge statements.

  • Consideration of applications by tenants for consent to assign, sub-let, underlet, change the use of or otherwise vary the terms of their lease and to alter and improve the property.

  • Maintenance of accurate property records and documents to include a record system for insurance renewal, rent review, break clauses and lease expiry dates and advising the client in advance of these dates.

  • Dealing with the policy documentation and renewal of the landlords insurance policy through the appropriate broker/insurance company.

  • Arrangement and supervision of minor repairs improvements and alterations.

  • Consideration of complaints, queries and disputes arising from tenants and adjoining owners and occupiers.

  • Checking any Inventory and/or Schedule of Condition at the termination of the tenancy prior to re-letting.

     

All rental monies collected by Wilbys Limited on behalf of clients are processed for banking purposes via the Wilbys Limited Client Rental Account number 00180688 at Barclays Bank Plc, 25/27 Church Street, Barnsley, S70 2AJ. This account is a non-interest bearing account.

As Chartered Surveyors our management service is regulated by the code of practice set out by the Royal Institution of Chartered Surveyors (RICS).
