Wilbys have a specialist property letting and management department to assist landlords in securing rental income from their property. We are fully compliant with the Private Rented Sector Code of Practice which is a cross-industry code, endorsed by the key stakeholder organisations including the RICS, ARLA, NALS and the Ombudsman and Deposit Schemes. A copy of the code is available on request.

Letting your property can be a valuable source of income, and buying a property to let is often a good investment for the future.

Wilbys manage an extensive portfolio of residential properties for various clients, and are able to offer a comprehensive service including initial advice on lettings, marketing, negotiation of terms, preparation of tenancy agreements, and day to day ongoing management. Details of our services are set out below.

Our Residential Lettings Department is headed by Aileen Johns, FNAEA, CRLM, FARLA, who has a longstanding and wide experience in Corporate and Independent Estate Agency in the South and West Yorkshire areas. Aileen is well qualified, comprehensive knowledge of current legislation, being a Fellow of the National Association of Estate Agents, a Fellow of the Association of Residential Letting Agents, and also holds a Certificate in Residential Lettings and Management.

Aileen prides herself in providing a quality service for both landlords and tenants, and is qualified to give advice on all aspects of residential lettings. She will be pleased to provide advice on becoming a landlord and the responsibilities of letting your property.

Willbys are happy to deal with landlords having only one property to let, or a landlord with a portfolio of properties, and will tailor a package to suit individual needs whether it is a full management or let only.


Selecting the right tenant is the crucial first step to a successful letting. In this respect we offer a full reference service enabling us to remove the guesswork as to whether we have selected a good or bad tenant.

Once a property is let, a landlord has many responsibilities in respect of which Wilbys are able to offer guidance. Whether the problem is related to gas, electricity, furnishings or something else, there can be serious consequences for a landlord who endangers the health and safety of a tenant.

Wilbys can assist with the arrangements for the statutory test you need to be carried out, and can also deal with the depositing of tenancy bonds in one of the government authorised schemes. Failure to register bonds in respect of residential lettings can result in penalties for landlords and possibly an automatic right to regain possession at the end of the tenancy. As a member of a tenancy deposit scheme (name) Wilbys can ensure that landlords are fully protected.

With regard to taxation, the Inland Revenue regard rent as an income, and as such this needs to be declared. However, as a landlord, you are able to off set many costs against income and we can assist with general advice. Special regulations apply for none UK resident landlords, and Wilbys are fully familiar with what courses of action need to be taken to ensure that there is full compliance with all the regulations.

We have a continually updated applicant register with a high number of waiting tenants.

Our computerised property management system keeps an up to date record of rental payments due, made and paid.
